People look for a private villa for all sorts of reasons — religious, family, simply not wanting to share space with strangers. The reason changes nothing about what to look for: the same handful of physical details decide whether a villa actually feels private or only looks private in photographs.
Listing photos are taken to flatter. A pool shot framed towards the sea tells you nothing about what is behind the camera. That is where the questions at the end of this page come in.
What actually makes the difference
Whether the pool is overlooked
This is the decisive one. Is the pool enclosed by walls or dense planting, or does the boundary simply mark the plot? On sloping ground an upper terrace can look straight down into a lower pool — common in Kalkan.
How enclosed the garden is
Wall height matters, but so does where the garden sits relative to the road and neighbouring entrances. A low wall is fine on a quiet dead end and not fine on a through route.
Distance and layout of neighbours
Is the villa standalone or inside a complex? Complexes bring shared areas and passing traffic. A standalone plot is usually more private, at the cost of being further from the centre.
How you will swim
If you plan to stay at the villa rather than use public beaches, pool size and shade matter more than location. Ask whether the pool gets shade in the afternoon.
Internal layout
For larger family groups, how bedrooms are distributed and whether there is a second sitting area shapes the stay. A single-floor plan and a split-level one feel very different.
Questions to ask before booking
Ask these of any agency, including us. A straight answer to all six tells you more than any description.
- Is the pool visible from neighbouring houses or the road? Ask for photos — one looking out from the pool, one looking back at it.
- How high is the garden wall, and does it enclose the whole garden?
- Is the villa standalone or in a complex? If in a complex, are there shared areas?
- How close is the nearest neighbour, and is there anything blocking the sightline?
- Does the pool get shade in the afternoon?
- Do you pass through an exposed area when entering or leaving?
One honest caveat
No villa on a hillside is completely invisible. Kalkan is built on a slope and Kaş has its own terrain; a plot that is perfectly screened from three sides may still be open from above. Anyone promising total seclusion without qualification is overselling. The right question is not whether a villa is hidden, but whether it is private enough in the ways that matter to you.
