Frequently Asked Questions

Common questions about renting a villa

Booking and your stay

What is the minimum stay to rent a villa in Kaş and Kalkan?

The minimum stay in our villas is 3 nights. During peak season (July-August) this may vary for some villas; each villa's calendar shows the applicable minimum.

How do I make a reservation?

On any villa page, pick your check-in and check-out dates and reach us on WhatsApp in one click. We confirm availability and price instantly. There is no online payment on the site.

What are the check-in and check-out times?

Standard check-in is 16:00 and check-out is 10:00. The check-out day is not charged; a new guest can check in the same afternoon.

What is included in the price?

Prices cover the whole villa, including water, electricity and general use. Extra services (transfer, cleaning, groceries) vary by villa; we share the details during booking.

Do the villas have sea views and private pools?

Most villas in our catalogue have private pools and sea views. Each villa page lists the pool type, view and amenities in detail; you can filter to find the right one.

How can I tell a booking is safe?

Since 2024, short-term rentals of homes to tourists in Turkey require a permit from the Ministry of Culture and Tourism (Law No. 7464). If a villa on our site has a permit number, it is shown on its page. Wherever you book, ask for the permit number, see the villa on a video call and don't send the full amount before you have a written booking confirmation.

Can I rent a villa in winter too?

Yes. Monthly rentals are possible from November to March and cost far less than summer rates. Heating matters most for a winter stay; you'll find available villas and details on our winter rental page.

Getting there and around

Which airport is closest?

The closest airport is Dalaman (DLM): about 1 hour 45 minutes' drive to Kalkan and about 2 hours to Kaş. Antalya Airport (AYT) is about 3 hours from Kaş. We compare car hire, private transfers and buses in our transport guide.

Do I need to rent a car?

It isn't essential, but it makes life much easier. If you stay in the centre you can manage on foot and by dolmuş (shared minibus); for hillside villas, coves and day trips to Patara or Saklıkent a car is a big help. Be ready for Kalkan's steep streets too.

The area and the season

Kalkan or Kaş?

Kalkan is quieter and more polished, known for its sea-view villas; Kaş is livelier, bohemian and lived in all year, and it's the hub for diving and boat trips. They are about 27 km apart — our guide compares them in detail.

When is the best time for swimming?

The swimming season runs roughly from May to October, and the sea is warmest in August and September. June and September are ideal for warm water with fewer crowds. Our season guide covers weather, sea temperature and crowds month by month.
